Home Insurance - every company under the sun seems to be offering it these days!
Buildings insurance is the only insurance that is mandatory when you have a mortgage on the property, most people arrange buildings and contents under the same policy as its usually more cost effective that way.
So how should you buy your insurance?
Some people just insure through their bank, this may be the easy way out but how do you know you are paying the right price and are getting the right cover?
Some people go though price comparison sites but can you be sure you are getting the right level of cover and that your details aren't just going to be sold to the highest bidder?

The 2 most common mistakes I have found people to make when they arrange their own insurance when buying a property:

1. The buildings insurance must be in place from exchange of contracts and not completion, in many cases this is a week before completion but this is the point you are legally liable for the property, many solicitors wont allow you to exchange without it so what we do is send across confirmation of cover to the solicitor in advance to ensure there are no delays.
2. The level of buildings cover must be for the rebuild cost of the property and not the purchase price, this can be vastly different, I have dealt with cases where this has saved over £100 off the premium as the level of cover to rebuild the house was significantly less than the purchase price, I have also seen the opposite where the rebuild cost of a listed building was almost double the purchase price, so if the client insured the purchase price and the house needed to be rebuilt following a fire for example, there would have been a significant shortfall.
